What Does Home Staging Cost in Dallas-Fort Worth?

If you're selling a home in DFW, you've probably wondered whether staging is worth the money — and what it actually costs. Here's the honest breakdown.

The short answer

In the Dallas-Fort Worth market, most sellers fall into one of these ranges:

  • Staging consultation: $150–$600 for a walkthrough and a room-by-room plan

  • Occupied home staging (working with your furniture): $200–$500 on the low end, up to $1,000–$3,000 with rental pieces added

  • Vacant home staging (living room, dining, primary bedroom): $1,000–$2,500 locally; $3,000–$6,000+ nationally for full vacant staging

  • Partial staging (just the key rooms): $1,000–$2,500

  • Virtual staging (digital furniture in listing photos): $30–$100 per photo

Those DFW figures come from local agents working this market every day. National averages run a bit higher — HomeAdvisor puts the average staging job at $1,844, and full vacant-home staging often lands between $4,000 and $6,000.

What drives the price

Three things move the number more than anything else:

  1. Vacant vs. occupied. An empty house needs every stick of furniture rented, delivered, and installed. That's where the real cost lives — furniture rentals alone run $500–$600 per room, per month.

  2. How long it sits. Most staging contracts run 30 days minimum, and extensions cost another 10–30% per month. A home that sells in two weeks costs far less to stage than one that sits for three months.

  3. How many rooms. Stagers often price per room ($300–$700 each). You don't have to stage every bedroom — buyers care most about the living room, primary bedroom, kitchen, and entryway.

Is it worth it?

The data says yes, more often than not. The National Association of Realtors reports that staging can lift a sale price by up to 5–10%, and nearly half of agents say staged homes spend less time on the market. On a $400,000 home, even a 5% bump is $20,000 — against a staging bill of a few thousand.

The flip side: if the home needs major repairs or you're selling to an investor for a fast cash close, staging usually isn't worth it. Spend the money where the return is.

How we do it differently

Most staging companies rent every piece of furniture — and you pay for that rental every month the home sits. We own our inventory. Because our pieces come from furniture surplus rather than a rental warehouse, our staging projects don't carry the same monthly rental burn, and that shows up in the quote.

Every project starts with a walkthrough. We look at the space, talk through your timeline and goals, and give you a straight quote — no packages, no upsells, no surprises.

The bottom line

For a typical DFW home, expect $1,500–$4,000 for a real staging job, less if you're already living there, more for a large vacant property. Against the price of sitting on the market — mortgage payments, price cuts, and lowball offers — it's some of the cheapest money in the whole selling process.
